Rates Are Over 7%. How Buyers Still Negotiate in Southern Indiana

Southern Indiana had 1,538 homes for sale in Sept 2026, up 20.6%. How Louisville-area buyers negotiate payment, credits, and price at 7% rates.

Key takeaways

  • Inventory is up. Southern Indiana ended September 2026 with 1,538 homes for sale, up 20.6% from a year earlier, according to local MLS data.
  • Homes are sitting longer. Average cumulative days on market was 91, up from 84 a year earlier (local MLS data).
  • Most of the higher payment is the rate. On the September median of $273,200 with 10% down at 7.40%, principal and interest is about $1,702 a month. About $180 of the $254 jump from a year ago comes from the rate (Freddie Mac PMMS).
  • Negotiate the payment, not just the price. Compare a price cut, a seller-paid lower rate, and closing cost help, priced in writing by your lender.
  • Target homes that have already heard "no." Long-listed, already-reduced, relisted, and vacant homes usually leave more room than a fresh, well-priced listing.

TL;DR: Kentuckiana buyers have more room to negotiate than a year ago, even with rates above 7%. Southern Indiana ended September with 1,538 homes for sale, up 20.6%, and homes averaged 91 days on market. Most of the higher payment comes from the rate, so negotiate on payment and focus on homes that have been sitting.

We recorded a short video on this for our channel. It covers the same choices in about seven minutes. Everything below stands on its own if you'd rather read.

Rates Are Over 7%. Should You Wait to Buy in Kentuckiana? Agent Intro

How do buyers negotiate on a house in Southern Indiana with 7% rates?

Short answer: negotiate the monthly payment, not just the price.

Freddie Mac's weekly survey put the 30-year fixed at 7.40% as of October 8, 2026, up from 6.30% a year earlier (Freddie Mac PMMS).

On a median-priced Southern Indiana home ($273,200, 10% down, 30-year fixed at 7.40%), principal and interest is about $1,702 a month. That is about $254 more than a year ago, when the September 2025 median near $260,000 at 6.30% came to about $1,448. About $180 of the increase comes from the rate. Only about $74 comes from the price. Those are Agent Intro calculations from the local medians and the Freddie Mac rates above.

Ask your lender to price three options side by side, in writing, before you make an offer:

What you ask the seller for Effect on this example loan
$10,000 off the price About $62 a month lower
Rate 0.25 point lower (seller paid) About $42 a month lower, similar to a $6,700 price cut
Help with closing costs No payment change, more cash left for repairs and savings

The right mix depends on what a lower rate costs with your lender that day and how long you plan to keep the loan. For the seller-side view of the same choices, see should sellers offer closing cost assistance.

Do Southern Indiana buyers really have more room to negotiate in 2026?

Short answer: yes, on homes that have been for sale a while. Fresh, well-priced listings still sell close to asking.

Local MLS data for September 2026 shows:

  • 1,538 homes for sale, up 20.6% from a year ago.
  • 91 days on market on average, up from 84.
  • 3.9 months of supply, up from 3.1. (Months of supply is how long it would take to sell every listed home at the current pace.)
  • Sellers got 97.1% of their original asking price, the lowest since January.

Well-priced new listings still sell close to asking. Homes that sold in September went for about 99.2% of their final asking price.

That is not a full buyer's market. At 3.9 months of supply, Southern Indiana is moving from a seller's market toward balanced. The extra room shows up on homes that have already stalled.

Which homes in Clark and Floyd counties have the most room to negotiate?

Short answer: homes that have already heard "no" from buyers.

Ask your agent to filter for these:

  1. Long time on the market. With the average at 91 days, a home at 120 days has a seller who knows it.
  2. Already reduced. A seller who cut once has admitted the first price was too high.
  3. Relisted or previously expired. Listing history often shows a motivated seller. Our guide to expired listings and FSBO relaunches covers that path from the seller side.
  4. Vacant. Empty homes cost the seller money every month.

Save aggressive offers for these homes. A low offer on a fresh, well-priced listing usually just loses the house.

Should I wait for Southern Indiana home prices to drop?

Short answer: the local data does not show a price drop to wait for.

The September median sale price was $273,200, up 5.1% from a year ago, according to local MLS data. Prices eased from the June high, which is normal for late summer. Sellers here tend to give on terms, like closing cost help, before they cut price.

Waiting for a forecast also means paying today's rent (or living with today's housing) while rates and inventory keep moving. Plan around the payment you can carry now. Get pre-approved again if your approval is more than a couple of months old.

Are new construction deals in Southern Indiana better than resale homes?

Short answer: sometimes. Compare them on the same terms, with your own lender in the mix.

In NAHB's September 2026 survey, 66% of builders offered sales incentives and 38% cut prices (NAHB). Many incentives are rate buydowns that lower the payment.

Compare a new build and a resale home on monthly payment, cash to close, HOA, and taxes. Keep your own lender in the comparison so builder financing is not the only quote you see. For agent-fit questions on that choice, see new construction vs resale agent fit in Kentuckiana.

What should Kentuckiana buyers do this month?

  1. Get pre-approved again at today's rate. A summer approval may overstate your budget.
  2. Build a short list of reduced and long-listed homes.
  3. Ask for the mix of price, credit, and rate help that does the most for your payment and cash to close.
  4. Keep your inspection and financing protections. With fewer bidding wars, most sellers expect them.

FAQs

Is Southern Indiana a buyer's market right now?

Not yet. At 3.9 months of supply in September 2026, it is moving from a seller's market toward balanced. Buyers have more room on homes that have been sitting.

How do I negotiate a house price when mortgage rates are high?

Negotiate the payment. Compare a price cut, a seller-paid lower rate, and closing cost help, priced in writing by your lender, and ask for the mix that lowers your payment and cash to close the most.

Is a seller-paid rate buydown better than a price cut in Jeffersonville or New Albany?

Often, on a payment basis. On our $273,200 example at 7.40%, a 0.25 point lower rate cuts the payment about as much as a $6,700 price cut. The real cost depends on your lender's pricing that day.

Do these numbers apply to Louisville?

The figures come from local MLS data for Southern Indiana. Louisville is tracked in a separate MLS, so ask a Louisville agent for neighborhood data. Rates apply to both sides of the river.

Will mortgage rates come down soon?

Nobody knows. Plan around today's payment, not a forecast, and get pre-approved again if your approval is a few months old.
